What is DSCR?

DSCR (Debt Service Coverage Ratio) is monthly rent divided by monthly PITIA — principal, interest, taxes, insurance, and any HOA/association fees. Most DSCR loan programs require ≥ 1.25 to approve, so this number isn't just a metric — it's the literal underwriting threshold lenders use to size your loan on an investment property.
